5. OBLIGATIONS

• Buyer arranges financing (cash / mortgage pre-approval letter).
• Parties attend DLD Trustee Office for transfer on target date.
• If Buyer defaults: deposit forfeited to Seller.
• If Seller defaults: deposit refunded + equal amount penalty.
